Costs and other economic considerations ofrestoration.184,000 gross square feet and excludes the otherstructures in the same block.In actuality the study gives consideration to theentire block as it relates to the potential for pro-jected utilization.D.Investigative ProceduresIf the study was to accurately ascertain whetheror not it would be feasible to preserve and restore the plant for reuse it was determined thatthe fallowing elements should be thoroughlyanalyzed:1. The architectural desirability ofrennovating the existing facade.2. The functional usage of the existingfloor space.8.Restoration and operational funding sources.All of these areas of concern had to be analyzed andrelated to the Auraria Higher Education Concepts.To meet these ground rules of data collection kindanalysis the investigators approached the study inthe following manner:1. Assigned highly capable and imaginativearchitectural and planning personnel tothe project.2. Obtained all the historical informationavailable. This included documents, newsarticles, plans, European Tivoli Gardenliterature, legal filings and statements ofinter.st from organized committees andcommiss ions.
3. Made on site inspections of immediatebuildings and grounds and Auraria physicalrelationships.11.clearly represent the "old" and the "new".12.4. Employed mechanical, electrical andstructural engineers to examine the integrityof these systems and relate them to ananalysis of code and safety for human occupancy.5.6.Interviewed and examined the buildings withthe fine arts staff of the institutions of theAuraria Center.Interviewed and examined the attitudes of"at random" administrators, faculty andstudents of the Auraria 'institutions as theyrelated to the Tivoli buildings and theirpotential for future use.7.
