NoSubscription Required.SERVING KATY AREAMIKE VADIE ATTORNEY AT LAWResidents of Katy Protest Potential “Ardenwood Park” Planned DevelopmentAt the City Council meeting on June27th there was a Public Hearing to receivecomments from residents concerning aProposed Ordinance of the City of Katy,Texas amending Zoning Ordinance No.621.The ordinance reads as follows:“An Ordinance of the City Council of theCity of Katy, Texas Amending the ZoningOrdinance of the City of Katy, TexasOrdinance No. 621; Creating “ArdenwoodPark” planned Development District, andapproximately 204.36 acre tract singlefamily residential and commercial usedevelopment located South of Clay Road,East of Katy-Hockley Road, West of KatyHockley Cut Off Road and North of MortonRoad; Allowing for future subdivisionof tracts of land within the “ArdenwoodPark” planned Development District ”This would allow the land to be rezonedfrom a Residential-1 designation to aplanned development district. The rezoningwould open the way for new residentialand commercial development to be built.The development named Ardenwood Parkwould have 374 homes and a more than47-acre strip center with mixed retail.The proposed development constructedbytheHouston-baseddeveloperArdenwood Group is going to be situatednear Hunters Terrace neighborhood in Katy.Between 100 and 150 residents attendedthe meeting to vent their frustration andconcerns with the proposal. Residents’comments to City Council included: The new development would maketraffic problems worse Create the potential for flooding Would attract criminalsThe residents feel that the City Councilelected officials have not done a thoroughinvestigation into all the potentialramifications of the proposed development.More than 14 different speakers addressedthe council, with some speaking twice.Berzin “Fred” Bhandara, a representativefor the developer, took the podium toaddress the concerns stating that they wantto be good neighbors.History:The Council decided to continue thehearing at the July 25th meeting. Duringthe July 25th meeting, again there weremore than 100 residents present to presenttheir concerns.On Monday, July 25th there were somany residents present, many had to standboth at the back of the room, as well as inthe council chamber doorways and lobby.The same speakers from the previousmeeting again came forward to voice theirconcerns and presented the council with apetition signed by more than 200 residentsasking the council to reject the ArdenwoodPark PDD. The speakers went on to saythat it was clearly a Houston plan andthat this PDD should not be a model forKaty. Several residentstook offense to this statement, voiced their displeasure,and tried to shut the resident down. The resident thencontinued, stating this was exactly what he meant.When Bhandara went to the podium to speak, he statedhis group was willing to go back to the drawing board andmake more changes, but that didn’t mean that they shouldthrow “the baby out with the bathwater.” He continuedto say that he realizes that drainage is a big issue andpromises they will do everything in their power to makesure this neighborhood drains correctly. He also statedthat they intended to include more detention ponds in thenew neighborhood, where Hunters Terrace does not haveone.Next:Councilman Durran Dowdle suggested therepresentatives from the Hunters Terrace area and theArdenwood Group sit down and work their differencesout.“[The residents] should be part of the discussion,” saidDowdle. “Let’s move forward and continue this hearingand find an applicable agreement for all parties.”The only difference in the two city council meetingswas that the parties concerned – Ardenwood Group, thedeveloper, and the residents dissatisfied with the PDD asit was presented – have agreed to sit at the same tableand hash out their differences. This is the first time theresidents have been invited to work with the developer tofind a solution to their concerns.No details of the negotiations have been worked out asof this time. Stay tuned as news develops on this story.Tax-Free WeekendAugust 5-7Texas Comptroller Glenn Hegar reminds shoppersthe annual sales tax holiday is scheduled for this Friday,Saturday and Sunday, Aug. 5 – 7.The law exempts most clothing, footwear, schoolsupplies and backpacks priced for less than 100 fromsales tax, saving shoppers about 8 on every 100 theyspend during the weekend.Lists of apparel and school supplies that may bepurchased tax-free can be found on the Comptroller’swebsite at TexasTaxHoliday.org.This year, shoppers will save an estimated 92 millionin state and local sales taxes during the sales tax holiday,which has been an annual event since 1999.Starting this year, all Katy ISD students, both newand returning, will be using InfoSnap to register onlinefor the 2016-2017 school year. New student registrationopened on Monday, July 18th. Returning students canupdate their information starting Monday, Aug. 8th. Among the nineteen nonprofits announced was The Arc of Katywhich provides services for people withintellectual and developmental disabilities(IDD).
