JAMES RIVER RETREATis a magnificent natural landscape!boasting all the splendour of theAlberta foothills" Open grassymeadows flow into wooded slopes!and intimate views of creeks flow intothe peaceful river valley! set againstdramatic vistas of rolling hills! and theRocky Mountains beyond"DESIGNGUIDELINESPrepared by theArchitecturalReview CommitteeAbe EppMike O’BrienKen RocheRevision September '&&(In this extraordinary setting there isan opportunity to create a communityof rare quality" Drawing on the besttraditions of architecture! and lookingto the land itself for designinspiration! its forms! colours! andtextures # it is possible to create acommunity in harmony with itsnatural setting"BUILDING IN THE FOOTHILLSFrom the earliest times! people havebuilt in the foothills in response to theland and the climate" The first werethe native peoples! whose picturesqueclusters of dwellings in unspoiledvalleys were models of harmony withnature" When Canadian and Europeansettlers arrived in the late %&&’s! theybuilt farmsteads that had much incommon with the nativeencampments before them" Houseswere straightforward! compactstructures of plain but readilyavailable materials" Roofs were simplegable or hipped forms! andadornment! if any! was veryrestrained" These homes! whether onfarms or in the new towns! had amodest character! with anThese Design Guidelines are intendedto help the lot owner to realize thisopportunity" Our common goal is acommunity of timeless beauty andlasting value" This document doesn’tsimply establish a restrictive set ofrules! but rather is intended to achievea balance" On one hand! commondesign elements on all properties willcreate a sense of unity" On the otherhand! great flexibility is allowed! toencourage innovation and creativity inindividual homes and cottages"An Alberta ranchhouse

unpretentious charm that was highlyattractive! With increasing prosperity"houses were expanded or replaced!Even as they grew in complexity" withnew wings" dormers" and porches # thehomes retained their original clarityand unstudied appeal!Some years later" the maturing westdrew a greater diversity ofarchitectural styles! Interpretations ofmedieval styles such as English Tudorand French country were popular" andelements of new movements such asArts and Crafts and Crafstman foundtheir way into the architecturalvocabulary of Alberta’s ranches andprairie towns! However" runningthrough this diversity were a numberof common threads" sharedcharacteristics which distinguishedmany foothills buildings" and can beused today as sources of inspiration atJames River Retreat: Materials were chosen from those athand: river rock" slate" timber and cutlumber; Building forms were compact" inresponse to the climate; Buildings were organized to formsheltered yards; Sloped roofs were used to shedsnow" with overhangs to protectporches and walks; Trees and shrubs were preserved"and new trees were planted to provideshade and shelter from cold winds; South windows were large" to collectthe winter sun!These traditions gave foothillsbuildings a strong sense of belongingin their natural context!The landscape of the Alberta foothillsand the ranching communities thatgrew in it look the way they dobecause of the particular natural andhistorical forces in play at the time!Whimsical French chateaux" Romanvillas" and Swiss ski lodges are notappropriate here! These stylesdeveloped naturally in different placesin response to different climates andlandscapes!Typical Craftsman bungalow(ARCHITECTURALDESIGN GUIDELINESMINIMUM and MAXIMUM SIZEThe minimum footprint (the area oflot covered by the main floor) isproposed at %% square feet" notincluding decks or porches! Themaximum total of main and secondfloors is &'%% sq! ft! The decision restswith the Board of Directors todetermine whether or not a proposedhome size is suitable" given itsorientation and surrounding vegetation!SITE PLANNIN GThe siting of the home and anyaccessory buildings is critical to thedesign success" not only of individualhomes" but to the neighborhood aswell! Great care and considerationshould be taken when choosing thelocations of buildings! Staggering ofhouses on adjacent lots can providefor privacy" separation" and morepleasing views! All elevations ofbuildings should be interesting" butthose facing a neighbor" or thosevisible to the public" must be givenspecial consideration!BUILDING FORMAll building faces must be kept to amaximum of two storeys! If there is a

third floor! i"e" in a walkout situation!the upper floor must be built into theroof using dormers and gables"ROOFSThe roof is the largest single elementof the house" As the style of the roofcould determine the style of the houseitself! it must be creatively designed"Details such as overhangs! gables!dormers! chimneys and brackets canadd considerably to the visual interestof the roof" Front porches areencouraged! but should be a minimumof #" m (% feet) in depth in order tobe truly useful" Main roof pitch & minimum ' in #(" Roofing material & )*&year warrantylaminated asphalt shingles or standingseam metal" Flashings should be prefinished orpainted to blend with the roof colour" Roof vent colours should blend withthe roof colour"* Roof colours must be approved bythe Board of Directors"EXTERIOR FINISH AND COLOURSDetailing that is used on the frontelevation must be continued on theside and rear elevations! and noelevation may be comprised of a singlematerial alone" At a minimum!exterior elevations must be broken upor punctuated by a horizontal belt of a)different material! ie #*” Smartboardof a contrasting colour at eavesheight! separating siding above andbelow" Combinations of a primaryfinish (i"e" siding or stucco)! asecondary finish (i"e" wood shingles)!and an accent material (i"e" SmartTrim or stone) is highly encouraged"Details must be true to the nature ofthe material" For example! masonry issolid and able to carry heavy loads!therefore should extend to groundlevel! or must appear to be wellsupported" Stucco block&outs as accenttrims are not permitted" Pargingshould be kept to a minimum! butshould not exceed #"( m ( ”) inheight from any finished grade"A successful colour scheme gives equalconsideration to the roof! trim and themain colour! and how well they worktogether" Trim details should be of alighter (or darker) colour in contrastto the main colour"* Exterior colours must be approvedby the Board of Directors"CladdingHorizontal or vertical siding including: Vinyl lap siding (one colour only) SmartSide Lap Siding! HardiplankLap Siding Cedar Wood shingles! SmartShingle!

Hardishingle (in combination withanother material)If using siding! care must be taken toeliminate or reduce lap joints in vinyland butt joints in cedar or hardboard"Note: There are many new products onthe market that offer great advantages(i"e" non#combustability! faderesistance) over traditional wood andvinyl siding and trim products" Twomanufacturers worth checking are: Louisianna Pacific www"lpcorp"com James Hardie www"jameshardie"comMasonry Stucco Stone and cultured stone PargingWindow & Door TrimsTrims (also called battens) are requiredon all windows and doors abovebasement level" Minimum %/&” width SmartSide Trim or HardiTrim Wood! vinyl! or aluminum Stone or cultured stoneNote: Stucco trims are discouragedFlashing All flashing should be pre#finished toblend with the roof or siding material"Fascia! Soffit! Eave and Gutter Prefinished aluminum soffit andfascia and LP Smart and James Hardieproducts are highly recommendedfrom a maintenance viewpoint!however painted or stained wood(excluding OSB) are also acceptable" SmartSide Trim! SmartSide Soffit!HardiTrim! HardiSoffit Prefinished aluminum eavestroughsand downspoutsRailing sRails and spindles may be wood! vinyl!wrought iron! aluminum! or glasspanels" Many new maintenance#reduced and maintenance#freematerials are also available forrailings! and are encouraged"Doors & WindowsDoors and windows provide visualinterest and rhythm to a house! andproject a sense of warmth and welcome"However! if too many or too few shapesor sizes are used! a wall can look clutteredand awkward! or blank and boring" Large windows should be subdividedinto smaller sections by substantialmullions" Large undivided sheets of glassare discouraged" Muntin bars are stronglyencouraged; partial coverage ofwindows with muntin bars (i"e" tophalf of window) is acceptable"

Chimneys! Metal Flues and Roof VentsThe hearth is perhaps the strongestimage of the home! speaking ofwarmth and security" The chimney isthe outward symbol of the hearth! soit is a very important element of thehouse! and consideration should begiven to its design" Stone or cultured stone! stucco! orwood shingles are appropriatematerials; vinyl or wood siding is not" Metal flues must be enclosed in moresubstantial chimney structures; amaximum of one foot of flue canprotrude beyond the chimney structure" Roof vent colours should blend withthe roof colour"Creative chimneys add considerablyto the visual interest of the roofFRONT ENTRANCESFront entries should be featuredprominently on the front elevation" All elevations should be interesting!especially the front! but more so whenfacing a neighbor! or visible to the public" Front entries should be inviting!offer a sense of protection and shelter!and be designed to a human scale" To emphasize the entrance way! theuse of heavy beams and columns!porticoes! courtyards and widestaircases are encouraged" Two storey arches or pillars are notappropriate here"%PORCHES! VERANDAHS! & DECKSFront porches! verandahs and entrygarden walls add depth to the houseand increase the sense of integrationwith the landscape" Porches are highly appropriate;areas underneath must be enclosed topresent a solid! sturdy appearance" Columns that support porches!verandahs! and decks must appearrobust enough to carry the loadabove; if steel posts are used! theymust be enclosed in a column (# ”square or round minimum)" Stone and cultured stone! heavytimber! wood and wood shingles areappropriate materials for columns; vinylsiding! wood siding! and stucco are not" Decks less than % ft high fromfinished grade must have their

underneath enclosed to eliminate apotential fire hazard! Many new maintenance"reducedand maintenance"free materials areavailable for decking# and areencouraged! Care must be taken to minimize thevisibility of exterior light fixtures toneighbors; preferably choose fixturesthat are opaque# and shine primarilydownward!FENCINGFencing should be kept to a minimum!Styles and colors must be approved bythe Board of Directors!A generous porchLIGHTINGOutdoor lighting should providesubtle illumination for safety andhighlighting of special architectural orlandscape elements! In a naturalsetting without streetlamps# even a %"watt light source seen from anadjacent lot can become an irritatingdistraction! Exterior fixtures must not havebright light sources!GARAGES & SHEDSThe garage or shed should be aseparate building# and in the traditionof the farmstead# should be sited tocreate a protected and privatecourtyard between itself and thehome! Maximum size is &'( sq! ft!Attached garages will be considered! Architectural detailing# materialsand colours must be consistent withand# especially for the garage# appliedto the same level as the home!
