Check your proposal confirmation and yourschedule, which sets out the information youhave given us, carefully. If you think there is a mistake, or if youneed to make changes, you should tell usimmediately. Section 1 BuildingsSection 1 Buildings The cover we provideDefined words appear in bold – see page 35for definitions. Your schedule will show if youhave this cover.A Core coverYour buildings are covered for lossor damage caused by Storm or flood We don’t cover: damage to fences, gates or hedges damage from frost. Water or oil escaping from fixed water orheating systemsWe also cover water or oil escaping from: underground drains and pipes domestic appliances storage tanks. We don’t cover: subsidence, heave or landslip damagecaused by escaping water or oil under thissection. However, you may have cover underthe section ‘Subsidence or heave of the siteon which your home stands, or landslip’ below tanks, pipes, appliances or heatingsystems themselves costs to remove and replace any part ofthe buildings to find and repair the sourceof any water or oil leaks. However, youmay have cover under the Trace andAccess section below damage caused by the failure, wear andtear or lack of grouting or sealant loss or damage caused by water overflowingfrom sinks, wash basins, bidets, showers andbaths as a result of taps being left on inyour home. However, you may have coverunder Section 1C Accidental damage. Trace and AccessWe will also pay up to 5,000 to remove andreplace any part of the buildings to: find the source of any water or oilescaping from tanks, pipes, appliancesor fixed heating systems that is causingdamage to the buildings. We don’t cover: tanks, pipes, appliances or heatingsystems themselves. Theft or attempted theft We don’t cover: damage caused by paying guests ortenants loss or damage when it has been morethan 60 days since you last slept at yourhome on a regular basis (which doesn’tinclude occasional visits or stays). Fire, explosion, lightning, earthquake andsmoke We don’t cover loss or damage caused by: heat distortion unless accompanied byflames tobacco burns, unless accompanied byflames. Being hit by vehicles, aircraft, flying objectsand animalsWe also cover damage from anything thatdrops from an aircraft or flying object.Page 7

Section 1 Buildings continuedA Core cover continued Subsidence or heave of the site on whichyour home stands, or landslipThis includes cover for: solid floor slabs, but only if your home’sfoundations are damaged at the sametime and by the same cause outdoor swimming pools, tennis courts,patios, terraces, service tanks, drains,septic tanks, pipes and cables, centralheating fuel storage tanks, drives,footpaths, garden walls, hedges, gates orfences – but only if your home is damagedat the same time and by the same cause. We don’t cover damage from: normal bedding down of new structures orshrinkage settling of newly made up ground coastal or river erosion demolition or structural repairs oralterations to your buildings. Vandalism or malicious acts We don’t cover: damage caused by paying guests ortenants loss or damage when it has been morethan 60 days since you last slept at yourhome on a regular basis (which doesn’tinclude occasional visits or stays). Falling trees or branches We don’t cover damage to fences, gatesor hedges.Page 8 Falling TV aerials, radio aerials, satellitedishes and their fittingsPlease note: if you have our Buildings cover, yourbuildings are covered for loss or damagecaused by falling TV aerials, radio aerials,satellite dishes and their fittings. But ourBuildings cover does not cover damageto TV aerials, radio aerials, satellite dishesand their fittings themselves if you have our Contents cover, this coversdamage to your TV aerials, radio aerials,satellite dishes and their fittings themselves(see Section 2). Frost damage to water pipes and tanks We don’t cover: water pipes or tanks that are outside water pipes or tanks in outbuildings loss or damage when it has been morethan 60 days since you last slept at yourhome on a regular basis (which doesn’tinclude occasional visits or stays). Riot, civil unrest, labour disputes orpolitical disturbance Weight of snowThis includes cover for garages andoutbuildings, but only if they: are built of brick, stone or concrete, and have a tile or slate roof. We don’t cover damage to fences, gatesand hedges.

Section 1 BuildingsB Additional coverYou’re covered for Service pipes and cablesWe will pay for accidental damage tounderground drains, pipes, cables and tankswhich you are legally responsible for andwhich provide services to or from your home. We won’t pay for loss or damage when ithas been more than 60 days since you lastslept at your home on a regular basis (whichdoesn’t include occasional visits or stays). Loss of keysWe will pay to replace and fit locks: on the outside doors of your home; or to any safe or alarm system in your homeif the keys have been lost or stolen. Emergency entry to buildings and gardensWe will pay for loss of or damage to yourbuildings or garden landscaping causedby the fire brigade, police or ambulanceservice making a forced entry because of anemergency involving you. Alternative accommodation, kennel feesand lost rentWe will pay up to 50,000, in total, foralternative accommodation for you andkennel fees for your pets, and lost rent, if: your home is uninhabitable while it isbeing repaired, due to a valid claim youhave made under Section 1 your home is occupied by squatters.Alternative accommodation where appropriatewill be reflective of the individuals’ needs. Eachclaim will be reviewed taking into accountthe duration, location and occupancy andwill continue for the shortest amount of timenecessary to restore your home to a habitablecondition. We won’t pay for: any subscription based services to youralternative accommodation any costs associated with keepinglivestock and/or horses.Please note we may not pay for costs youincur without our prior agreement. Clearance costsWe will pay the costs of clearing the site andmaking it safe if we need to before repairingor rebuilding the buildings after damagecovered under Section 1. Professional feesWe will pay fees for chartered architects,surveyors, suitably qualified consultants andlegal fees necessary for us to rebuild yourhome. We won’t pay any fees for preparing yourclaim. Government or local authority regulationsand requirementsWe will pay the additional costs of rebuildingor repairing the damaged part of thebuildings only if this is necessary to complywith any government or local authorityregulations and requirements after damagecovered under Section 1. We won’t pay if you were told about therequirement before the damage happened. The time between exchange andcompletion when selling your homeWe will cover the buyer of your home underSection 1 until the sale completes, as longas the property isn’t insured under any otherpolicy.Page 9

Section 1 Buildings continuedC Accidental damageYou’re covered for Accidental damage to the buildings.Accidental damage is sudden andunintentional physical damage that happensunexpectedly.Page 10You’re not covered for We won’t pay for: damage caused by any paying guest ortenant loss or damage when it has been morethan 60 days since you last slept at yourhome on a regular basis (which doesn’tinclude occasional visits or stays). damage by a cause listed in or specificallyexcluded by Section 1A, other than: tobacco burns loss or damage caused by wateroverflowing from sinks, wash basins,bidets, showers and baths as a resultof taps being left on in your home.

Section 1 BuildingsD Property owner’s liabilityYou’re covered for Property owner’s liabilityWe will pay up to 5,000,000 to cover yourlegal liability for damages you have to pay ifsomeone makes a claim against you for: accidental death or illness of, or bodilyinjury to, any person accidental loss of or damage to property.This will also include costs, expenses andlegal fees for defending you, if we haveagreed this in writing beforehand.We will pay ifThe death, illness, bodily injury, loss ordamage must be caused solely by you,either: as owner of your current home, or by defective work carried out by you or onyour behalf to any private residence withinthe United Kingdom that you used to own.Any liability that arises solely from youoccupying your home, but not as owner ofthe property, is not covered under thissection. However if you have our Contentscover, this covers liabilities arising from youoccupying your home.You’re not covered for Damages resulting from claims made againstyou for: death or illness of or bodily injury to you oryour domestic staff damage to property belonging to or in thecustody or control of you or your domesticstaff death, illness, injury, loss or damagecaused by any business any liability created by an agreement,unless you would have had that liabilityanyway any incident that happens outside theperiod of insurance.Previous homesIf the claim is for a home you used to ownand live in: you must not be covered by any otherinsurance, and you must no longer have any interest inthat property.Page 11

Section 1 Buildings continuedE If you claimHow we settle claimsIf the buildings are damaged by any of thecauses listed in Section 1, we will either: repair or rebuild the damaged part usingour suppliers pay to repair or rebuild the damaged partusing your suppliers make a cash payment.If we can repair or rebuild the damaged part,but we agree to use your suppliers or makea cash payment, we will only pay you what itwould have cost us using our suppliers andtherefore the amount you receive may be lowerthan the cost charged by your suppliers.If we cannot repair or rebuild the damaged part,we will pay the full cost of rebuild or repair.If the damage to the buildings isn’t repairedor rebuilt, we may pay the difference betweenthe market value of your property immediatelybefore the damage and its value after thedamage.We may take off an amount for wear and tear ifthe buildings were not in a good state of repairat the time of the damage.How much we will payThe most we will pay for any claim will be: the total sum insured shown on yourschedule or the full rebuild cost of yourbuildings, whichever is less, plus any amounts due under the following parts ofSection 1B: Alternative accommodation, kennel feesand lost rent Clearance costs Professional fees Government or local authority regulationsand requirements.Page 12If the sum insured isn’t enough to cover thecost to rebuild your buildings, we will reduceany payment in line with the premium shortfall.For example, if your premium was 75% of whatit would have been if the sum insured wasenough to rebuild your buildings, we will payno more than 75% of your claim.Your excessYou will have to pay any excesses shownin your schedule. This includes the specificexcesses for: subsidence, heave or landslip escape of water.We will only take off one excess for each claim,unless there is an endorsement shown in yourpolicy schedule to say otherwise.If we have asked a supplier to deal with all orpart of your claim, we may ask them to collectthe excess from you.Our guaranteeWe guarantee any work carried out by oursuppliers for 12 months. We don’t provide anyguarantee for work carried out by a supplierchosen and instructed by you.Reducing your sum insuredWe will not reduce the sum insured after payinga claim.What we don’t pay for We won’t pay: to alter or restore any undamaged part ofthe buildings to replace or alter any undamaged itemssolely because they are part of a set, suite,group or collection, unless they are partof a bathroom suite or fitted kitchen andthe damaged parts can’t be repaired orreplaced.

Section 2 Contents continuedB Additional coverYou’re covered for Frozen and chilled foodsWe will pay the cost of replacing any food inyour freezer or fridge that is lost or damagedby: the temperature rising or falling the refrigerant or refrigerant fumes escaping. We won’t pay: if your freezer or fridge is over 10 yearsold, unless it is regularly serviced for loss or damage resulting from a deliberateact or neglect by you, or by your electricityprovider or their employees or agents for loss or damage when it has been morethan 60 days since you last slept at yourhome on a regular basis (which doesn’tinclude occasional visits or stays). Loss of keysWe will pay to replace and fit locks: on the outside doors of your home; or to any safe or alarm system in your homeif the keys have been lost or stolen. Moving homeWe will pay for loss of or damage to yourcontents by a cause listed under Sections 2Aand 2C while the contents are being movedfrom your home to another private propertythat you are going to live in permanentlywithin the British Isles. This includes coverwhile the contents are temporarily stored forup to 72 hours. We won’t pay for loss or damage: to money to china, glass, earthenware or otherfragile items to bicycles caused by any paying guest or tenant. Oil and metered waterWe will pay for the value of: oil from a domestic heating installation metered waterthat is lost by a cause insured under Section 2A.Page 14 Alternative accommodation, kennel feesand storageWe will pay up to 30,000 if your home isuninhabitable following a valid claim madeunder Section 2A or 2C for: the cost of providing alternativeaccommodation for you and kennel feesfor your pets while your home is beingrepaired the cost of temporarily storingyour contents while your home isuninhabitable.We will only provide cover for your contents if: they aren’t covered by any other insurancepolicy we have arranged for their temporarystorage.Alternative accommodation whereappropriate will be reflective of theindividuals’ needs. Each claim will bereviewed taking into account the duration,location and occupancy and will continuefor the shortest amount of time necessaryto restore/replace your contents and/or tomake your home habitable. We won’t pay for: any subscription based services to youralternative accommodation any costs associated with keepinglivestock and/or horses.Please note we may not pay for costs youincur without our prior agreement. Contents outsideWe will pay up to 2,500 for loss of ordamage to your contents from any ofthe causes listed under Sections 2A and2C while they are outside but within theboundaries of your home. We won’t pay for: loss of money loss of or damage to bicycles loss or damage when it has been morethan 60 days since you last slept at yourhome on a regular basis (which doesn’tinclude occasional visits or stays).

Section 2 Contents Contents temporarily away from your homeWe will pay up to 10,000 for loss of ordamage to contents from any cause insuredunder Section 2A while the items aretemporarily away from your home in theBritish Isles. We won’t pay for: bicycles camping equipment loss of money loss by deception loss of or damage to guests’ belongings loss by theft, vandalism or malicious actsunless these happen in an occupiedprivate home or building where you work,or force and violence is used to enter thebuilding personal possessions. Contents at university, college orboarding schoolWe will pay up to 10,000 for loss of ordamage to contents from any cause insuredunder Section 2A while the items are beingkept in your lodgings whilst you’re away atuniversity, college or boarding school in theBritish Isles. We won’t pay for: bicycles camping equipment loss of money loss by deception loss of or damage to guests’ belongings loss by theft, unless there is evidence offorcible and violent entry to your lodgings personal possessions. Downloaded contentWe will pay up to 3,000 to replace contentthat you have bought and stored on yourhome computer, mobile phone or otherportable entertainment device that is lost ordamaged by any cause listed in Section 2A. We won’t pay for rewriting the lostinformation. Garden plantsWe will pay: up to 2,500 for loss of or damage totrees, shrubs, plants and lawns at yourhome and any design fees necessary toput it right. Within this limit we will pay upto 500 for any one plant, shrub or tree for loss of or damage to trees, shrubs,plants and lawns following subsidence, butonly if your home is damaged at the sametime and by the same cause. We won’t pay for: loss or damage caused by any pets, otheranimals, birds, insects, fungus, or frost trees, shrubs, plants or lawns which dienaturally, or die because you haven’tlooked after them properly loss or damage caused by storm, flood, orweight of snow loss or damage when it has been morethan 60 days since you last slept at yourhome on a regular basis (which doesn’tinclude occasional visits or stays). Birth of a child, religious festivals andweddings or civil partnershipsWe will increase the sum insured forcontents by 10% for 30 days before and 30days after: you have a baby a religious festival that you celebrate your wedding or civil partnershipceremony.The date of the birth, wedding, civilpartnership or religious festival and the 30days periods, must be within the period ofinsurance on your schedule. Title deedsWe will pay the cost of preparing new titledeeds to your home after loss or damage byany cause insured under Section 2A whilethe deeds are in your home or in your bankfor safe keeping.Page 15

Personal liabilityLiabilities arising from you occupying yourhome and your personal liabilities as aprivate individual in and away from yourhome.We will pay up to 5,000,000 to cover yourlegal liability for damages you have to pay ifsomeone makes a claim against you duringthe period of insurance for: accidental death or illness of, or bodilyinjury to, any person accidental loss of or damage to property.This will also include costs, expenses andlegal fees for defending you, if we haveagreed this in writing.Any liability that arises solely from youowning your home is not covered under thissection.
