Bent Creek did a great job endingthe year showing its holiday spirit! I was so impressed with how everyonefigured out how to work as a community and pull off Halloween and LuminaryNight in a safe way. From candy tables and chutes during trick or treating tofamily walks and drives through the neighborhood for Luminary night, BentCreek showed we can still pull off our great neighborhood events in this crazytime!We have some important information in the newsletter about YOUR chanceto participate on the HOA Board and on Committees in 2021. Treasurer’s UpdateFor fiscal and calendar year 2020 the Bent Creek Community's financial position remains healthy. The community has 1.25m incash and cash equivalent holdings which is 95% of the reserve study requirement of 1.33m. For 2021 a monthly due increaseof 5.00 has been implemented to address this difference.Notes: Expense and revenues are in line with budget and given no extra items out of ordinaryitems we should end the year in a slightly better cash position Our financials are recognized on a cash basis. As a result, expenses will fluctuate due tothe timing and payment of invoices. Over a 12-month period, these fluctuations shouldtrend to average. This can be seen in the graph below. The 2021 budgeting process has been finalized and will be posted on the website inJanuary. The reserve study has been completed; the reserve document can be found on thewebsite. https://www.bentcreekhoa.org/financials/FAQ – I have received multiple questions regarding the chart below asking why if the chart below indicates revenueexceeds expenses every month our cash balance has decreased. Great question. The reason for this is because theexpenses in the chart are operating expenses, things like repairs, maintenance, lawn care, electricity, etc. These donot include capital expenses such as purchasing a new swing set or replacing a footbridge. For the Sept to Novperiod, capital expenses were 110k and included replacing the pool deck, repairing the trail from the pavilion to thepool, and adding a swing set near the barn. When you add in the capital expenses, we were cash-flow negative forthat period. \pageAround the NeighborhoodBent Creek, the HOA, and COVID-19The HOA Board and Committee Chairs continue to encourage our community members to review the CDC website on COVID19 and follow the Tennessee Pledge guidance to work to keep their households safe and healthy. Please note the WilliamsonCounty mask mandate has been extended through 2/27/21 at 11:59 PM as of this publication.CDC: mlState of TN: https://www.tn.gov/governor/covid-19.htmlAnnual Homeowners Meeting & Election of BoardAs we noted in previous newsletters, we had to postpone our Annual Homeowners meeting in 2020 due to COVID 19,restrictions on public gatherings, and Nolensville Town Hall being closed to the public. It was new territory for everyone andtrying to find a safe way to hold the meeting in person, as required by our bylaws, was not possible. We do plan to have anelection as soon as possible and are considering having a proxy vote to update bylaws to allow for electronic voting. Our HOAattorney is helping us in this matter and we hope to have more information to share with you after the January HOA BoardMeeting.In the meantime, since we have not had an election since 2018 (2019, there was no quorum, and 2020 was postponed) andwe are 100% complete, all seven seats will be up for election. You may review information regarding each role in Article IV,Section 3 of the By-Laws https://www.bentcreekhoa.org/Documents/CCRs/BC/By Laws.pdf. We will be forming a NominatingCommittee as part of the election process. If you are interested in serving on the Nominating Committee or have anyquestions in general about the election process, please do not hesitate to reach out.HOA Official CommunicationsPlease remember that the HOA has some set preferred communication channels. The majority of communications from theHOA will be handled via emails and website posts. If you have not registered on the community website, we encourage you todo so. There will be certain things that we are required to mail, so make sure Timmons has the correct preferred mailingaddress. /Around the NeighborhoodPool NewsDuring the Fall, you may have noticed some work going on around the pool. I think we are all going to love the new changes! Pool will be converted from chlorine to salt during the offseason - COMPLETEDPool deck to get a Sundek coat added to the entire pool deck area - COMPLETEDPool breezeway to get Sundek coat added to remove the slip hazard that currently exists - COMPLETEDPool access control and camera systems getting license and support renewed for 2 yearsPool camera that overlooks the kiddie pool getting repairedParking lot to get patched – COMPLETEDParking lot to get cracks filled and seal coated – COMPLETEDParking lot to get re-striped – COMPLETEDTrails Committee UpdateSome like to wander with ease and others push the start button on their fit bit every time they step out the door. This springwe will update portions of our trails with distance markers so you can calculate the distance you covered.Additionally, for those wanting to enjoy the scenery or take a breather, we will be adding benches along sections of thetrails.Finally, if you are interested in working on natural trails, please contact trails@bentcreekhoa.org as we plan to enhance thePine Trail area in the coming months.Events Committee UpdateThank you to all the Street Captains and Volunteers that assisted in pulling off another amazing Luminary night. While theweather tried to keep us down, we are able to make a couple of pivots and have another amazing celebration! Our EventsChair, Karen Edwards, starts planning this event in early Fall and each year lessons are learned and she comes up withanother way to make it easier for our team of volunteers to get things done (hello new maps this year!) If you have anyleftover supplies still lingering around, please return them to Karen at 6207 Christmas Drive. Hopefully 2021 will bring us lessCOVID and more opportunity for Community Events. Around the NeighborhoodParking Policy RemindersA reminder that the new parking policy went into effect during Q4 of 2020. You may review the parking policy C/Parking%20Policy.pdfThe Town of Nolensville will be removing old signs that conflict with the new policy (no parking on the same side of the streetas even house numbers) and we encourage you to remind guests, workmen, etc. to also follow the policy to avoid unwantedcitations by our friends in blue.Home MaintenanceBaby it’s COLD outside and you know what that means, busted pipes are coming to a home near you. Make sure towatch for freeze warnings and take proper precautions with your interiro plumbing to prevent a busted pipe! If youhave an irrgation system, it should be winterized at this point and all outside spickets should be covered as well.Also, please make sure holiday decorations are taken down in a timely manner. We don’t need Christmas lights andyard décor still out come the end of January. Finally, please remember to check out your green space for anymaintenance and upkeep needs.
