In March, Toledo MayorWade Kapszukiewicz announced the City’splan to sell the 58.5-acre property to theFortune 500 company to build and operate adelivery station. Less than 75 days after entering into a purchase agreement, the Citytransferred ownership of the property.“This project is moving forward at anunprecedented pace,” said Brandon Sehlhorst, commissioner of economic development for the City of Toledo. “Thanks to thesupport of Toledo City Council, the CityPlan Commission, and the economic development team, the City was able to transferthe property in record time to meet Amazon’s aggressive construction timeline ofbeing open by end of 2020. Constructionhas already started on the site.”Amazon will construct a 150,000 squarefoot delivery station on the property thatwill provide delivery services within a45-minute radius of the site. The 25 millionfacility will directly employ 110 people andThe site of the former Southwyck Shopping Center before Amazon began construction300 independent delivery contractors.“Our primary goal was to put this property back into productive use in a manner that strengthens the surrounding areathrough the creation of new jobs and newcapital investment,” Mayor Kapszukiewiczsaid. “I believe this project will accomplishthat goal through the creation of more than400 jobs that will have a multiplier effect onthe Reynolds Road corridor.”The City has implemented a tax increment financing (TIF) area for the site thatMOSSERwww.mosserconstruction.comallows the City to recoup its entire 3.6 million investment in the property.“Unfortunately, the property only appraised for 1.5 million, which is significantly less than the 3.2 million for whichthe City purchased the property in 2014,”Sehlhorst said. “Even if we would have soldit for the appraised value, the City wouldhave stood to lose 1.7 million in payback.The TIF allows the City to be made financially whole over a period of time.”No other incentives were offered by theCity.“This is another step – a huge step – toward the revitalization of this entire areaand the Reynolds Road corridor. The crib lights at the outfall of theMaumee River in Maumee Bay had alreadybeen demolished, but lighthouse enthusiasts saved the Toledo Lighthouse,” said Bihn.“The Coast Guard spent about 1 million securing the lighthouse which installed a steelwall and boulders around the lighthouse andput cement block windows in the first floor tostop vandalism.“The structure of the lighthouse built on the‘crib’ is in good shape,” explained Bihn. Toledo’s Lighthouse is architecturally unique witha buff brick – Romanesque style with the rooflike the upside down hull of a ship.
