This leads to increased shipping rates, longer delivery times to consumer, and many other bottlenecks inthe supply chain. Therefore, new industrial construction will be necessary in the next few years to keep pace withshipping, storage and logistics needs. Charleston currently has 6.2 million square feet of industrial buildings underconstruction, and another 12.49 million square feet proposed to be built.The need for new construction will push rental rates up and vacancy rates down despite new deliveries becausetenants are competing for space.
