1. INTRODUCTION1.1GeneralNorthrop Consulting Engineers (NCE) has been engaged to prepare a report to assess the existingelectrical infrastructure at 3 Kings Road, Rushcutters Bay.An inspection by NCE engineers with the guidance of the building managers was conducted on the1st of November 2012. A walk through a typical apartment and a visual inspection of the electricalmain switchboard was completed.As part of NCE’s scope of works, it was critical to monitor the incoming electrical supply for aperiod of 1 week to ascertain the electrical peak load profiles.S120517 – 3 Kings Cross Road, Rushcutters BayElectrical Services Due Diligence ReportPage 111/01/2013

2. ELECTRICAL SERVICES2.12.1.1Incoming Power SupplyCapacityElectrical supply for the building originates from an existing Ausgrid pad-mount kiosk substationlocated adjacent to this building. A dedicated service main has been installed from this substationto feed the main switchboard (7 x 1 core 240 mm ² XLPE/PVC cables). This cable is rated atapproximately 400 Amps at a maximum of 95 meters and confirms that we only have 400 Ampsavailable at the substation to feed this building.2.1.2Electronic MonitoringWe arranged for an electronic monitoring device to be connected to the incoming supply for aperiod of 1 week to record the peak loads. Refer to the end of the document for the relevant data.From the data recorded the building peaks at a maximum of 320 Amps per phase allowingapproximately 80 Amps spare capacity.2.1.3Main SwitchboardThe existing main switchboard is located in the car park level; the switchboard does not complywith the latest authority standards but complies with the standards of the era it was built in. Thereis limited spare space and capacity in the room to expand the main switchboard to accommodatethe potential new submains requirements to feed the residential units on the upper levels.2.1.4 Key ObservationsThe existing available supply to the site is 400A per phaseThe recorded data shows the building’s peak load at 320A per phaseTherefore, 80A per phase spare capacity is available.S120517 – 3 Kings Cross Road, Rushcutters BayElectrical & Mechanical Services ReportPage 211/01/2013

3. AIR CONDITIONING STUDY3.1.1Air-conditioning Requirements – 136 apartmentsThe expected cooling load per apartment is based on 130 W/m². Energy consumption for totalbuilding load based on an equipment coefficient of performance of 3.0 and by selection of splitsystem air conditioning systems. Actual cooling capacity shown below is based on selected airconditioning systems.Selected units based on Daikin Super Multi NX catalogue – Multi Split Type A/C E series with DCinverter and Swing Compressor with Heat Pump.The indoor fan coil units range from smaller Daikin Model# FLXS25BVMA with a capacity of 2.5kWto larger Model# FLXS71BVMA with a cooling capacity of 7.1kW.Smaller apartments based on Daikin Model# 3MXS68EVMA outdoor condensing units.
