At Chapter Kings Cross, we understand that your student years should be some of your most memorable. So, grab yourself a drink, sit back, relax and have a read. This is your step-by-step guide to living at Chapter Kings Cross.

The code provides guidance and minimum standards that code members are expected to attain and these standards are checked regularly by site inspection. SECTION ONE HELLO AND WELCOME TIP Make sure you include your flat number when sharing your new address. As your Landlord we provide you with a home away from home while you are at university. As a valued member of our community, we want you to enjoy your time with us. We are committed to providing a safe and secure environment so that you can get the most out of your time studying in London and with that in mind we have created the Chapter Members’ Code. While you are living with us or visiting any of the Chapter properties (meaning any property managed by your Landlord’s Agent), you and your guests must observe the Chapter Members’ Code. The full Chapter Members’ Code is at Section Two of this guide. CHAPTER KINGS CROSS 4

MOVING IN SECTION ONE

NOW YOU’VE MOVED IN AND HAVE YOUR ACCESS CARD, KEEP IT SAFE. IT MAY SOUND OBVIOUS, BUT IT WILL SAVE YOU A LOT OF HASSLE IF YOU’RE LOCKED OUT AT TWO O’CLOCK IN THE MORNING. ACCESS CARD Always lock your room and keep your access card with you at all times. Never give your card to anyone else. If you lose your card, tell a member of staff as soon as possible. TIP Make sure you are at your computer when you call. INTERNET Your room is equipped with up to 200 MB dual-band WiFi, including unlimited uploads and downloads, which you can access throughout the building at no extra charge. This service is provided by Ask4, our internet partners. CONNECTIVITY ISSUES Ask4 can be contacted on 44 (0)114 303 3232 support@ask4.com or text ‘call me’ to 44 (0)7797 800 545 for a call back. This is your access card to Chapter Kings Cross. It also provides you with access to all other social spaces and events across Chapter London. You will need to show it at Reception when you visit the other London Chapters. TV All televisions in shared kitchen and living areas at Chapter Kings Cross have licences. If you have a TV in your room, want to bring your own TV, or if you want to watch or record live programmes as they are being shown on any other device, such as a mobile phone, tablet or computer, you’ll need a TV Licence. You can get one at the Post Office or online at www.tvlicensing.co.uk. YOUR ROOM Failure to have a valid licence for your flat/bedroom is against the law and can result in a heavy fine. CHAPTER MEMBERSHIP CARD Here’s a quick tour of the features to help you settle in. SECTION ONE MOVING IN You can watch a wide range of online TV channels through the broadband service. Just ask if you need help. CHAPTER KINGS CROSS 6

HEATING/RADIATOR There is a knob on your radiator to adjust the temperature. On the knob, there are two safety pins. When the pins are up, the knob is in a locked position. When the pins are down, the knob is unlocked. The radiator turns on when the outside temperature falls below 21ºC (70ºF). If you notice anything wrong with your heater, contact the Chapter Kings Cross team as soon as possible. BATHROOM The shower temperature can be adjusted by turning the knobs to the left for warmer water or right for colder. If your shower is blocked, please check the shower tray for hair and rinse it out. KITCHENETTE AREA (STUDIOS ONLY) How to use the hob: 1.  Press and hold the unlock key. Once it is successfully unlocked, the red light will turn off. 2.  Press the power key to turn the hob on. 3.  Press or - to adjust the ring temperature. 4.  Press the outer ring button to enlarge the top ring size for use with larger pans. SECTION ONE MOVING IN REMEMBER When you check out, you need to return the room in the same state as it is on the inventory. Make sure it’s correct from the start. As a safety measure, the hob will automatically turn off after 15 minutes. To continue cooking, simply reset the temperature. The timer shows how many minutes are left within the 15 minute limit. HOW TO USE THE MICROWAVE 1.  Press the Micro button. 2.  Turn the time setting knob to desired cooking time. Turn right to increase and left to decrease. 3.  Oven will pause cooking half way through so you can turn your food over. Resume cooking by pressing Start. HOW TO USE THE CONVECTION OVEN (IF PROVIDED) 1.  Press Grill/Conve button to select required temperature by cycling through the option and press Start. 2.  Oven will beep twice when preheating is complete. 3.  Press the Grill/Conve button to select required temperature. 4.  Set cooking time using Time Setting knob 5.  Press Start. INVENTORY On arrival you will be provided with an inventory. This is a document that lists all the items in your room and kitchen. We know you are super busy when you first move in, but if you haven’t already, please make time to complete it. CHAPTER KINGS CROSS 7

COMMUNAL AREAS SOCIAL ROOMS All of our social spaces are designed for your relaxation and enjoyment. At Chapter Kings Cross we have: The Courtyard The Cinema The Gym & Fitness Studio The Kitchen & Study area The Games Area GYM A healthy body a healthy mind. Chapter Kings Cross has a fully equipped gym and fitness studio available for all residents to use. For your health and wellbeing you will need to complete an induction form before being able to access the gym. LAUNDRY Follow the instructions and don’t overload the machines. We cannot be held responsible for damage to your clothing. USE THE DRYERS Don’t leave damp laundry in your bedroom/flat as this can cause moisture build-up, mould and make you sick. COST OF LAUNDERETTE Washer: 3.10 Dryer: 2.10 HOW TO PAY FOR THE LAUNDERETTE The machines are operated via an app which you can download to your phone. There are instructions on the wall in the Laundry. SECTION ONE MOVING IN BICYCLE STORE Secure, lockable bike storage is available to our residents. Ask Reception for your access card to be reprogrammed to allow you access to the bike store. The bike store can be found in the basement. STORAGE CAGE HIRE At Chapter Kings Cross we offer residents the option of hiring cages to store any additional items you may wish to keep safe and out of your room. Please note there is limited availability and a charge of 20* per month applies. *Prices subject to change. LAUNDERETTE If you’re not taking your washing home to your parents, you’ll need the launderette. To operate the machines please following the instructions located on the washers and dryers. The launderette is located in the basement. All machines operate using a cashless system. EXTRAS You can purchase towels, bedding and kitchen packs from our Chapter Service app, to help set up your room and make it more homely. Simply download the app on the App Store or visit chapter-app.com. POST REMEMBER to use the full address: Your Name Flat Number Chapter Kings Cross 200 Pentonville Road London N1 9JP POST Post will be delivered to your lockable flat post box. Any items delivered by courier that are too large to fit in the post box or that are recorded/special delivery will be signed for by the team at Reception. You will then be notified. In providing this service, we cannot take any responsibility for loss or damage to any packages. We also reserve the right to decline any delivery. If you’re not happy for us to accept your post, please ask the Post Office to retain it on your behalf. CHAPTER KINGS CROSS 8

YOU AND YOUR CHAPTER SECTION TWO

YOU WILL EXPERIENCE SOME OF THE BEST YEARS OF YOUR LIFE HERE WHILST WORKING TO COMPLETE YOUR STUDIES. It’s great fun living at Chapter Kings Cross, and we get that socialising is a significant part of your experience. Whilst we don’t want to bombard you with an endless list of rules and regulations, we want to be sure you live in a clean, safe and enjoyable environment. It’s all common sense stuff, but we know how important studies are to everyone. So, here are a few things to think about. Similarly, tampering with fire detection equipment and fire extinguishers also poses a risk to the safety of everyone in the building, and constitutes a breach of your Tenancy Agreement that may result in the termination of your Tenancy Agreement. CHAPTER MEMBERS’ CODE RESPECT All residents, employees and visitors have a right to be treated, and must treat others, with respect. We strive to treat each resident with dignity, integrity and without judgment. We are committed to ensuring compliance with local equality laws. We subscribe to a universal policy for the achievement of equal opportunities and no person will be discriminated against because of race, colour, age, religion or belief, ethnic or national origin, sex, marital status, disability, sexual orientation or gender identity. We will always speak to our residents and each other in a respectful way and you and your guests must do the same. NO SMOKING Residents and their guests are obliged to observe the smoking policy. In accordance with UK regulations, smoking is permitted in designated outdoor areas only and never in your room, flat SECTION TWO YOU AND YOUR CHAPTER or within the building. Please be aware that smoking inside your room, flat or building represents a breach of UK legislation and the terms of your Tenancy Agreement and may lead to its termination. There will be a 100 charge to cover the costs of enforcing this obligation should you and/ or your guest be found to be smoking anywhere within the building, your room or flat. If you are found to be smoking on any further occasion the charge will increase to 200 and repeated breaches may result in the termination of your Tenancy Agreement. SMOKING Please note Chapter Kings Cross is a nonsmoking building. *Replacement costs are listed in section 7 of this guide. NO WEAPONS No weapons of any description may be brought into any Chapter property, including (but not limited to) pellet (BB) guns and air activated weapons, crossbows/longbows, catapults or nondomestic knives. NO ILLEGAL SUBTANCES Illegal substances are not permitted within any Chapter property. Any evidence of the use, distribution or possession of illegal substances will be reported to the police and may result in the termination of your Tenancy Agreement. We reserve the right to remove and dispose of any illegal substances or substances thought to be illegal. Any guests found to be in possession of illegal substances will be required to leave the Chapter property and may be denied access to all Chapter properties in the future. NO PETS Pets are not allowed in any Chapter property. CHAPTER KINGS CROSS 10

ENTERING & LEAVING All residents and guests must respect your fellow residents and neighbours and refrain from creating undue noise or disturbance when entering and leaving the Chapter property and surrounding area, particularly in the evening. ANTI-SOCIAL BEHAVIOUR Excessive noise, damage to property, aggression, and physical or verbal violence against fellow residents, guests or Chapter team members will not be tolerated. Anti-social behaviour will be documented, with reimbursement sought for any damage caused and may result in the termination of your Tenancy Agreement. GUESTS Guests will be required to show a valid form of personal identification on arrival. Your guests will also need to register on entering and leaving any Chapter property, so that we can ensure the safety of everyone on site. You are responsible for your guests’ behaviour, including their adherence to the Chapter Members’ Code. Overnight guests are permitted in accordance with the terms of your Tenancy Agreement. We reserve the right to refuse access to guests if they are deemed to be causing a disturbance to other residents or if they breach the terms of your Tenancy Agreement. SOCIALISING & NOISE Please be respectful of your fellow residents and remember they may be studying or sleeping. You must endeavour to keep noise to a minimum, especially at night. You must observe the individual opening times for the communal amenities in your property. For residents in shared flats, please be considerate of your flatmates. SECTION TWO YOU AND YOUR CHAPTER VISITORS We will not open the gates for visitors unless you are present. Whilst we love you having friends over, we ask that they treat Chapter Kings Cross with as much respect as you. REFUSE & CLEANING We require that you keep your room, flat and building clean and tidy so that you live in safe and hygienic conditions. It is your responsibility to keep your room, bathroom and communal kitchen and living spaces clean and tidy. We will check shared flat common parts and rooms regularly and will let you know if your room or living space does not meet the required standard. If it isn’t cleaned up within 24 hours, we reserve the right to arrange for cleaning at the expense of the residents of the flat. We will clean the community amenities on a regular basis but ask for you to be considerate of other residents and you must clean up any rubbish after using these areas. Bins within your room and shared kitchens must be emptied regularly and taken to the bin stores provided on site. Please put recyclable materials in the recycling bins as directed in your property. CHAPTER KINGS CROSS 11

MAINTENANCE We try to keep everything in good working order but sometimes things will break or need the attention of our maintenance teams. If you report a maintenance request to us, we will work to fix it as soon as possible and this may require our team to enter your room. Please let us know when you report your maintenance request if you would like to be present when we visit or if there are any times you would like us to avoid. In rare instances, we may need to access your room without notice to attend to emergencies or issues impacting health and safety. In such cases we will do our best to let you know as soon as possible and to keep disruption to a minimum. DRUGS The office keeps a first aid box, but it does not issue drugs of any description. DAMAGE Please refer to the replacement costs list published at your property and on the website from time to time for information on replacement costs for common damages and cleaning requirements. Any damages, cleaning or call out fees relating to misuse will be based on the costs incurred in rectifying the issue and may vary based on the specific situation. BEING GREEN AND ENERGY EFFICIENT BINS Make sure you empty your bin regularly and that you put your rubbish in the correct bin. TIP Always keep fire doors closed. RECYCLING Recycling is located in the basement of the South Tower. THE GREEN WAY Being green is important to us. Here’s what we’re doing to be eco-friendly:   LIGHT SENSORS are installed in all public areas, including flat corridors and kitchens.   ENERGY EFFICIENT BULBS are fitted in the main lights throughout the building.   DOUBLE GLAZING in all of the halls.   A GRADE APPLIANCES, including refrigerators/freezers and ovens. Here’s how you can be an eco-warrior, too:   TURN OFF LIGHTS AND APPLIANCES when you go out.   SWITCH OFF TAPS and only boil as much water as you need. ALWAYS put lids on pans. USE your radiator sparingly.   CLOSE THE WINDOWS when the heater is on.   DON’T WASH CLOTHES in the shower. UNPLUG electrical items from the outlets when you aren’t using them.   TURN OFF HEATERS before going out.   KEEP DOORS CLOSED. Please ensure that all rubbish is taken to the bin store. We operate a very simple recycling system, please familiarise yourself with this and stick to it in an effort to keep our planet green. BIN LOCATIONS The bin store is located in the basement of the South Tower. SECTION TWO YOU AND YOUR CHAPTER CHAPTER KINGS CROSS 12

GENERAL SAFETY TIPS   All gates and entrances are self-closing and may be activated using your access card.   Don’t prop doors open (including fire doors).   Always carry your card and keep it safe. Never give your card to anyone else.   Be aware of strangers on the premises.   If you’re not sure who someone is, ask them or alert the team   Always lock your door when you’re going out, and keep it closed at all other times – even if you’re just nipping to the kitchen.   If you see anything suspicious, report it to the team as soon as possible.   If your room is at ground level, or easily accessible from the ground, make sure your windows are shut before you go out. SAFETY If you are worried about the safety of any equipment in your room or shared areas, contact the Kings Cross team: e: KingsCross@ Chapter-Living.com t: 44 (0)203 675 9200 FIRE PREVENTION AND ALARMS Now that you’re sharing a living space with others, it’s vital that you know how to prevent fire, and what to do if one happens. Please read the information below – it outlines general fire prevention, fire alarms and the evacuation procedure. TIPS TO AVOID FALSE FIRE ALARMS CLOSE FIRE DOORS. Most false alarms are caused by fire doors being left open when people are cooking or smoking. This is a massive inconvenience for everyone concerned (not least the fire brigade). If you need to report something, or if you need out-of-hours assistance you can contact the onsite security team on 44 (0)203 675 9200. FIRST AID SECTION TWO YOU AND YOUR CHAPTER HEAT AND SMOKE DETECTORS The kitchen and communal corridors are equipped with heat and smoke detectors. Your room is fitted with a smoke detector. You are required to take part in fire drills. If the fire alarm sounds, you must evacuate the building and go to your designated assembly point which is located on Collier Street. OUT-OF-HOURS SECURITY If you have an accident at Chapter Kings Cross, please report it to the team (after calling 999 if needed). 999 is the number of the UK emergency services which includes an ambulance, police and fire service. You will be asked what assistance you need when you get through to the operator. Please only call the emergency services if it is an emergency e.g. where someone may be knocked unconscious, is bleeding heavily or struggling to breathe etc. FIRE SAFETY FIRE ALARM TEST Every Wednesday at 11:00am. OUT-OF-HOURS SECURITY Contact the onsite security team on 44 (0)203 675 9200. SMART ELECTRONICS   DON’T overload sockets.   SWITCH OFF and UNPLUG appliances when not in use.   FOLLOW INSTRUCTIONS when using electrical items.   CHECK electrical appliances regularly for dangerous wiring, hot plugs or scorching on plugs or sockets.   CORRECT FUSE make sure electrical items are fitted with the correct fuse.   DON’T try and force European or US plugs into UK electrical sockets. If you need an adaptor, come and see us. CHAPTER KINGS CROSS 13

FIRE EXITS AND EVACUATION KNOW YOUR ESCAPE ROUTE AND EQUIPMENT Make sure you know where the nearest fire exit is located. Read the fire notices dotted around the building. Know where the evacuation point is and how to get there. Only use fire-fighting equipment if you’re trained and it is safe to do so. Do not put yourself in danger. KEEP ACCESS TO FIRE EXITS CLEAR If you notice any obstructions to fire exits, please let Reception know. Bikes must not be kept in your room or in the way of an escape route. Please keep bikes in the secure bike store. FIRE ALARM TEST Every Wednesday at 11:00am. COOKING Whilst we love the idea of you practising for MasterChef, we want you to stay safe when cooking in your kitchen. Therefore, we ask the following:   Don’t leave cookers unattended when in use as this may cause a fire and can result in significant damage, putting you and other residents at risk.   Keep the grill clean (dirty pans can catch fire very easily).   Your kitchen door is a fire door. Please ensure it is closed at all times (especially when cooking).   Switch on the extractor fan when cooking.   Chip pans and deep fat fryers are not permitted. KNOW WHAT TO DO IF A FIRE ALARM SOUNDS LEAVE the building immediately – don’t stop to collect your things.   GET OUT as quickly as possible, and don’t block escape routes. MAKE YOUR WAY to the evacuation point, which is at the corner of Collier Street and Calshot Street.   DO NOT attempt to re-enter the building until it is deemed safe by a member of staff or the fire brigade.   DO NOT tamper with the fire safety equipment.   DO NOT put anything over the smoke detector. SECTION TWO YOU AND YOUR CHAPTER CHAPTER KINGS CROSS 14

HOUSEKEEPING SECTION THREE

WE KNOW THAT CLEANING IS LIKELY TO BE LOW ON YOUR LIST OF PRIORITIES, BUT IT IS CRUCIAL TO YOUR HEALTH. IT DOESN’T TAKE TOO LONG, AND MAKES FOR A MORE PLEASANT ENVIRONMENT FOR YOU, YOUR FLAT MATES AND GUESTS. ROOM CHECKS To comply with health and safety regulations, your room will be checked termly. Don’t worry – you will be given advanced warning of room checks. If your room doesn’t match up to the cleanliness and order levels expected, you will be given 24 hours to clean up. MAINTENANCE We have a full maintenance team onsite who will always try to sort out any issues as soon as they are reported. YOUR ROOM Your room is your sanctuary and we want to leave you to enjoy it. So it’s up to you to keep it clean and report any maintenance problems. We’ll help by carrying out termly inspections to make sure we pick up any issues you might have missed. Don’t worry – you will be given advanced warning. MAINTENANCE We have a full maintenance team onsite who will always try to sort out any issues as soon as they are reported. If you have any maintenance issues in your room or flat please report them to reception. In some instances, we do have to prioritise repairs depending on their urgency; however, we aim to get all emergency issues resolved within 24 hours. WHAT’S THE DAMAGE? KEEP IT CLEAN DO NOT use abrasive cleaning products that can damage surfaces. DO NOT use hair or clothes dye in your en suite or kitchen. DO NOT put any pictures or posters on your walls – please use the notice board provided. Damage to walls will incur a charge. SECTION THREE HOUSEKEEPING Accidents do happen and there are times when things can’t be helped, but let us know and we can get things fixed as soon as possible. HOUSEKEEPING As per your agreement you will receive a weekly room clean while staying with us. For the schedule please contact the reception team. If you require further cleaning services, these are offered all year round and can be booked via the Chapter Service app. You can download the app on the App Store or visit chapter-app.com. A HAPPY AND HEALTHY YOU SECTION FOUR

STUDENT LIFE CAN TAKE ITS’ TOLL. WE’RE HERE TO HELP YOU. THE MOST IMPORTANT PART OF OUR COMMUNITY IS YOU. Whilst university life can be incredible, it doesn’t always go as planned. DON’T keep things to yourself. REMEMBER: Your university provides support and advice on various issues (financial, relationship, course problems, etc.), as well as a dedicated service for students with disabilities. You are always welcome to talk to us at Reception. Alternatively, Student Support is there to help. RESIDENTIAL LIVING AGREEMENT Living with a roommate can be rewarding but challenging experience. You will asked to complete a residential agreement form where you can discuss and agree on your exceptions for living together. PROBLEMS WITH A FLAT MATE If you’re unhappy about the behaviour of another resident, please come and speak to us. If you don’t feel comfortable speaking to us directly, please write down your concerns and email KingsCross@Chapter-Living.com. SECTION FOUR A HAPPY AND HEALTHY YOU TIP Try to get a full eight hours of sleep for at least a few nights a week. FEELING UNWELL If you’re feeling unwell, you can use your GeoBlue insurance to arrange a doctor’s appointment. NYU London recommends that you use the London Claremont Clinic (available via the NYU London Resource Line), however you can use other providers on the GeoBlue network. If you need urgent medical attention, you can visit the Accident & Emergency at the University College London Hospital or the Urgent Care Centre at the Princess Grace Hospital (you will need to contact GeoBlue before using the latter). If you have any trouble accessing medical resources, please contact NYU Student Affairs staff. WELLNESS - COUNSELLING AND MENTAL HEALTH SUPPORT You can access NYU London counselling and mental health support via the 24/7 NYU Wellness Exchange (option 3 on the NYU London Resource Line) or by contacting the on-site clinical physiologist (wellness counsellor), Maisie Chou Chaffin (chaffm01@nyu.edu). SOCIALISING Know your limits. Enjoy yourself, but make sure you relax and take it easy, too. CULTURE Just because people are at university doesn’t mean everyone’s the same. Celebrate the different cultures and treat people with respect. CHAPTER KINGS CROSS 18

DRINK Alcohol can sometimes be a large part of university life, but we know it’s not a part of everyone’s life. Ensure that you drink responsibly and stay safe. REMEMBER Not everyone drinks alcohol. Please respect those who don’t. EXERCISE It can be easy to eat, sleep, study, repeat whilst at university, but it’s really important to ensure that you get regular exercise. Chapter Kings Cross has a fully equipped gym and fitness studio available to all residents. You could also join a university sports club or try walking instead of taking public transport/ driving. You’ll be surprised at the difference it makes to your general wellbeing. STUDIES Remember the reason you came to university – to achieve the best degree possible. HERE’S EVERYTHING YOU NEED TO KNOW ABOUT MOVING OUT. We hope you enjoy your time at Chapter Kings Cross and choose to stay here again. However, you may wish, for a variety of reasons, to move rooms or leave us. In all cases, you should discuss your situation with a member of the Chapter Kings Cross team first. All moves within or outside of Chapter Kings Cross during the tenancy period are at the management’s discretion. MOVING OUT AT THE END OF YOUR TENANCY As a condition of your contract, you are required to book and attend a check-out inspection with the Chapter Kings Cross team. If you don’t attend the inspection, it will be very difficult for you to challenge the inspection and any replacement costs for damage and disposal of refuse or any abandoned items. The check-out inspection also lets us know where we should return your deposit, so it really is in your interest to attend. SECTION FIVE MOVING OUT REPLACEMENT COSTS A full list of costs can be found in section 7 of this guide. On your last day, you must: Vacate your room by 10:00am.
