Rate Locks:Why do longer ones cost more?by Scott HineIt’s all about risk.Between the time you make application and close your loan, interest rates will do what they always do—change.At times, the rate of change is exceptionally volatile, even from one minute to the next. “Locking in” your interest rateprotects you from the risk of rising rates. It’s just like purchasing an insurance policy.Risk is not a one-way street, though.Risk varies based on the type of loan.Protecting yourself from rising rates means you transferBefore you decide whether to avoid or pay the premiumthat risk to the lender. In turn, lenders must purchasefor a longer lock, take into account the kind of loan“hedges” to provide protection. These are financialyou’re considering. Different loan types may have lessinstruments such as U.S. Treasury Bonds whose valuesvolatility in the rate from week-to-week. For example, anmove in the opposite direction of rates. A hedge can beadjustable rate loan may be tied to a slow moving indexexpensive, and just like other forms of insurance, longerrather than the day-to-day market.policy periods cost more. Myths aboutNew ConstructionInventory of resale homes has fallen as many homeowners whowanted or needed to sell their house have already done so.Though new listings are always coming onto the market, manywould-be sellers are holding off on listing their homes as sale pricesare, once again, on the rise.House shoppers from every price range, including first-timebuyers as well as more confident, seasoned buyers in the greaterFredericksburg Area are actively seeking homes to purchase. InMyth 1 –Building a house isonly for the well-to-do.While it is true that many wealthyhomeowners will turn to newconstruction to have a customhome built to their specifications,this process is not limited to them.The Fredericksburg region is hometo many production and semicustom builders as well as the truecustom builders. Even the first-timehomebuyer can build a home, and inmany cases, it is the most affordableoption for them because they canchoose the location, size, and qualityof home that fits their budget.Myth 2 –Building a house requiresa 20% down payment.That may have been the case atmost lending institutions right afterthe collapse of the housing bubble,but it is no longer true. Many lenderstoday offer a variety of optionswith lower down-payments, whichin many situations can even offerthe buyer flexibility in the timing ofselling an existing home.Myth 3 –To Build a house, the buyermust already own the land.many local counties, the resale inventory is so low that buyers arebidding-up prices in order to get what they want.With fewer resale homes to purchase, many potential homeownersare turning to new construction to find the homes that they needwith the features they want. Many others, though, have notconsidered it because of false assumptions or “myths” about thenew construction process. Here are six commonly heard mythsabout the home building process that can be expelled.Myth 4 –Building a house is moreexpensive than buying existing.It can be more expensive, butoftentimes it is much less expensivebecause the homebuyer gets tochoose everything in their home andhow big it will be. When you buyan existing home, the options arealready selected for you becausethe home is already built. When youbuild a home, you can choose theoptions that are most important toyou and avoid paying for any optionsthat you don’t need or want. Also,newer homes generally have a lowercost of ownership because buildingstandards and energy efficiencieshave increased tremendouslyover the last few years, and mostcomponents of home will be coveredby warranty for some time.Myth 5 –Permanent loan options are limitedfor construction-to-permanent loans.Almost any purchase program can beused when converting a constructionloan to permanent terms. In somecases, construction financing offerseven more flexibility than a purchasewould (such as calculating the LTVratio based on the appraisal ratherthan the acquisition cost).Myth 6 –Homeowners must already owna home to complete extensiverenovations or additions.While this myth doesn’t really dealwith new construction, it still fitswithin this discussion. Many of theFredericksburg Area builders workon extensive remodeling projectsas well as building from the groundup. With the popularity of manyprograms on HGTV and other cablenetworks (such as Fixer Upper),many people are buying homes ingood locations at a good price thatneed some work. Local builders areworking with homeowners all acrossthe region to turn these existinghouses with “good bones” intotheir dream home.
