As we review in detail later, within our chosenluxury competitive sets, both markets have shown significant growthduring this period, with the average room rate (ARR) for 2013 inParis now in excess of 960. Whilst London trails behind with anARR of ‘only’ 603 ( 725), this, nonetheless, represents an increaseof over 35% over the last seven years.Demand driversand caters to the global lifestyles of the superParis and London are world renownedluxury hotel markets synonymous with atop class hospitality experience. These citieshave always been considered attractive toinvestors. However, their relative economicand political stability has boosted theirappeal, with luxury trophy hotels seeminglycommanding a significant premium over driercommercial investments.saw a significant increase in visitors from thewealthy. In the first six months of 2012 ParisStrong investment demand for these locationsis not without good reason as, according tothe 2014 Top 100 Cities Destination ranking byEuromonitor International, these two capitalswere the first and second most visited cities inEurope last year, with circa 15.5 million visitorsto London ( 2.3% compared to 2012) andapproximately 9.8 million to Paris ( 3.3%).London and Paris are also considered keyhigh-end shopping locations. According toKnight Frank, the Champs-Élysées in Parisand Bond Street in London are both amongstthe top ten most expensive shoppingdestinations in the world.Although both cities have traditionally beenassociated with luxury tourism and high-classhospitality, it has been the rapid increase inglobal wealth that has boosted demand forluxury hotel accommodation in Londonand Paris.Research by Knight Frank (2014 WealthReport) suggests that in 2013 approximately4,224 High Net Worth Individuals (HNWIs)*lived in London and the city has become amagnet for the world’s super wealthy and asafe haven for investing. Paris, on the otherhand, with 1,500 HNWIs, has establisheditself as a major cosmopolitan destinationMiddle East (up 19.6%), China (up 14.7%),Asia Pacific (up 11.7%) and Latin America (up7.2%) over the same period of 2011.In 2012, London and Paris were respectivelyranked second (after New York) and third inthe Global Cities Survey by Citi Private Bankwhich identified destinations that matter tothe wealthy and influential. We asked them about their views and experiences in both markets,below is a summary of their thoughts.LuxuryGuest demandDiningw Luxury is a concept that changes over time.A little tongue in cheek, but 25 years ago aluxury hotel was one where you had an en-suitebathroom and was, effectively, somewhere moreluxurious than your own home.w Paris is the city of romance and fashion.Paris will always dominate the fashionmarket, not least, as it is the home ofChanel and LVMH – LVMH includes Dior,Louis Vuitton, Givenchy, Fendi, Kenzo,Céline, Donna Karan, Emilio Pucci andMarc Jacobs.w For some, the concept of fine dining isarguably now a little passé. This is notimmediately obvious when one considersthat there are nearly 150 Michelin starredrestaurants in Paris and London (82 inParis vs. 64 in London) however the offerin both cities is a little different.w Paris trade is much more leisure focusedthan London and, as a result its ARR ishigher, although this is in part a functionof a historically superior bedroomproduct, albeit the gap is narrowing withLondon’s offer having been boosted bynew openings.w In Paris it doesn’t matter if it is a Bistroor a Michelin-starred restaurant, themost important aspect is the quality ofthe food.w With the marked increase in residentialspecification it is now harder to offer qualityand comfort that is better than at home,thus, it is more about offering an exceptionalservice. It is no longer about getting a goodnight’s sleep, it is about creating memories thatwill make guests want to come back.w As the global distribution of wealth evolves, sodoes the concept of luxury. Thesample excludes the Ritz which closed its doors in August 2012 for majorrenovation.
